Why Paint Fails Faster in Scarborough
This is the section worth reading before you accept any quote here.
Salt is the main problem. Onshore wind carries salt-laden moisture inland constantly, and it settles on every exterior surface. It’s hygroscopic, meaning it draws moisture from the air, so a salt-coated wall stays damp longer than a clean one. That extends the wet-dry cycling that breaks a coating down, and it attacks fixings, fascias, screens and any exposed metal at the same time.
Ultraviolet is the second. West-facing walls here take full afternoon sun with no shade and nothing between them and the water. A standard exterior coating chalks noticeably faster on a Scarborough frontage than the same product does in Wembley.
Wind-driven sand is the third, and it’s the one people forget. Fine sand carried on the sea breeze abrades exterior surfaces continuously. It’s slow, but over years it wears the surface of the film, particularly on ground-floor and first-floor west elevations.
Together they mean an exterior here needs a genuinely different specification, not the same job with an extra coat. Pretending otherwise is how a five-year job turns into a two-year one.
How We Specify a Scarborough Exterior
Salt wash before anything else. A standard pressure clean removes dirt. It doesn’t necessarily remove salt deposits bound into a porous surface. On front-line properties that needs addressing before priming, or the new coating goes on over contamination.
Acratex membrane systems on render and masonry where exposure warrants it. They’re thicker, more flexible and hold colour considerably better than a standard acrylic under this much ultraviolet.
Rust treatment on every metal element, not just the ones that look bad. Fixings, brackets, screens, railings and balustrades all need inhibitive primers here, because surface rust that isn’t visible yet will be within eighteen months.
Elevation-specific specification. Western and south-western elevations get a heavier system than sheltered eastern walls. Doing the whole building to front-line spec is money spent where it isn’t needed.
Colour advice that accounts for the exposure. Dark colours absorb more heat, expand and contract more, and fail sooner on a west-facing coastal wall. They also show salt deposits more obviously between washes.

Scarborough covers a wide range, and the job differs considerably across it.
Older cottages and post-war homes on the streets back from the beach, many now renovated or extended.
Apartments and unit blocks, from small older complexes through to the newer developments near the foreshore. Common areas, balconies, balustrades and external walkways all need coatings suited to constant salt exposure and high traffic.
Modern rebuilds, generally render and lightweight cladding, often two or three storeys with substantial glazing and metal detailing.
Short-stay and holiday rentals, which need quick turnarounds between bookings and a durable finish that stands up to constant use.
Strata and Apartment Work
A large proportion of Scarborough is strata, and painting a complex is a different exercise to painting a house.

Coastal strata exteriors need particular attention to metalwork. Balustrades, handrails and external fixings are where deterioration shows first and where a maintenance repaint delivers the most value.

Making It Last Longer
The single most useful thing you can do to a coastal exterior is wash it. Hosing down the west and south-west elevations two or three times a year removes accumulated salt before it does its work. It costs nothing and it makes a measurable difference to how long the coating lasts.
Check metal fixings, screens and balustrades annually, and deal with surface rust early rather than waiting for it to lift the coating.
Expect five to seven years between exterior repaints here rather than the eight to ten you’d get further inland. That’s not a failure of the paint, it’s the environment.

How often will I need to repaint here?
Five to seven years for a front-line exterior, longer for sheltered elevations. Properties directly facing the water sit at the shorter end.
