Most of Karrinyup went up between the 1960s and 1980s, which means a lot of double brick with tile roofs, aluminium window frames, and eaves and fascias in timber that are now well past their original coating.

Three things come up repeatedly on Karrinyup jobs:

Aluminium window frames from that era have oxidised. The powder coating has gone chalky and dull, and most owners assume it can’t be repainted. It can, with the right etch primer, and a colour change on frames is one of the biggest visual improvements you can make to a house of this age.

Timber eaves and fascias are usually the first thing to fail. They’re exposed, they’re often overlooked in a repaint, and by the time the paint has gone the timber underneath starts following.

Painted brick is increasingly common as owners modernise older homes. Done with a breathable system it works well. Done with the wrong product it traps moisture in the wall.

The newer builds around the redeveloped areas are mostly render, which is a different job again and generally suits an Acratex membrane system given the exposure.
